How do we ascertain what is Below Market Value?
We have several in house processes that determine whether or not property sourced through our acquisitions staff and referrers meet our criteria. The process is as follows:
- Source an opportunity and compare it to similar developments in the marketplace. If it looks like a market leader and stacks up from a numbers perspective against competing projects, we have our acquisitions team visit the project to pursue our due diligence.
- Our 88 point Due Diligence check examines every development from an objective framework of investigation and tests. The property must pass each and every point of the due diligence report, before being granted approval from management for listing. If a development fails to meet even one point, it is our policy to reject the offering.
- In addition to our 88 point Due Diligence check, developments must also pass our developer stress test, risk analysis and cash flow analysis. These are interdependent of our Due Diligence and all documents are supplied to our client’s for their peace of mind.
- Only when management has checked, double checked and approved all the documentation then we release the project to the open market via our internal and external sales channels.
