Warning: Are you getting recycled, hand-me-down property that Keith Moses rejected?

It's funny when we see competitors launching properties that Keith Moses, our Acquisitions Manager has already rejected. What's even funnier is when some of these are advertised at smaller discounts, and some even with higher prices than we would have advertised.

Being one of the largest companies like ours in the market, many of the property developers in the industry know BMV very well. They understand how we work and they also know beyond a doubt that when we take stock and commit to selling it, we sell it. They know they have a confirmed sale up front.

The other day, I was chatting with the Director of a developement company and she said (with a smile); 'Mick, I make more money when I sell to your competitors! They're happy with less, they aren't as demanding in terms of fittings and terms, they promise me the earth and on the face of it their propositions looks better for my bottom line.'

You might have forgiven me if I'd become defensive at this stage, but I just kept my mouth closed, listened, and smiled.

She continued, 'but if I'm honest with you, it ends up costing me more in the long run when they take longer, their clients fail the mortgage application process, they don't actually complete on all the lots, and they don't want to pay reservations fees. So it turns out that using BMV is better for my bottom line and for my team, who actually enjoy dealing with your clients because they understand the process.'

I'm hearing things like this all the time lately. Our business has gotten to the stage where the whole thing just works and the team are the best in the industry at what they do. They take responsibility for their roles and even when we do have problems (which believe it or not does happen from time to time) they take the initiative to swiftly and decisively solve them.
